Pricing
The Pricing tab sets the nightly rate for a listing along with the rules that govern how guests book and pay -- minimum and maximum stay, your booking window, the cancellation policy, an optional non-refundable rate, and the direct-booking payment terms.
Accessing the Pricing tab
- Go to Listings and click the listing you want to edit.
- Open the Pricing tab.
- Make your changes and save -- unsaved edits are tracked, so you'll be warned if you try to leave with changes pending.
WARNING
The Pricing tab is part of the bookings plan module. If your plan doesn't include it, the tab won't appear on your listings.
What the Pricing tab does
Pricing method
Choose how the nightly price is set:
- Fixed -- One nightly rate that applies every day. Enter the Nightly rate in the listing's currency.
- Rate plan -- Assign a seasonal rate plan so prices vary by date. You can set a Minimum price per night and Maximum price per night as guardrails, and jump to Manage rates to edit plans.
- PriceLabs -- Let PriceLabs manage prices automatically. A status indicator shows whether prices are syncing, and a link opens your PriceLabs account.
Minimum and maximum stay
For the Fixed method, set Min nights (the shortest booking guests can make) and Max nights (leave blank for no limit). With a rate plan, stay rules come from the plan.
Booking rules
- Calendar open for -- How far ahead guests can book this place. Set the number of days (the booking window); past that point the calendar reads as unavailable everywhere it's listed.
- Minimum notice -- The shortest time between a booking and arrival. Set Days before arrival and a Latest booking time to allow or cut off same-day bookings. A live summary spells out the effect.
Cancellation policy
Pick Flexible, Moderate, Strict, or Firm. This applies to direct bookings and is also sent to your OTA channels as the base policy. The chosen policy suggests a sensible payment timing, which you can override.
Non-refundable rate
Turn on an optional discounted rate that can't be cancelled. Set the Discount percentage. Guests on this rate always pay the full amount at booking -- that's what makes it non-refundable. It applies to direct bookings and as an OTA channel rate.
Payment terms
These terms (which moved here from the Payments tab) apply to direct bookings only -- on OTAs the channel collects payment. Under When does the guest pay? choose:
- Full prepayment -- The full amount within a set number of days of booking.
- Deposit + balance -- A Deposit percentage now, the rest later.
- Pay at check-in -- The full amount due near arrival.
Open Payment deadlines (advanced) to fine-tune the exact due days for the deposit, remaining balance, and full payment.
TIP
If online payment is off for the listing, you can still configure payment terms here -- the master online-payment toggle lives on the Payments tab.
